Spencer Harkness

Co-Founder | Managing Principal

Spencer is responsible for leading the team in day-to-day operations as well as executing Pearl River Cos. investment strategy through the acquisition and development of commercial real estate. He has managed the development of more than 1.3 million square feet of commercial mixed-use development valued over $250 million. Spencer graduated with a Bachelor of Business Administration from Loyola University of New Orleans. Outside of the office, Spencer enjoys traveling and spending time with his wife, daughter, and extended family.

Mason Mote

Co-Founder | Managing Principal

Mason is a seasoned commercial real estate investor, developer, and attorney with over 15 years of experience in deal structuring, capital markets, land development, and portfolio management. As Managing Partner and General Counsel, Mason leads the firm’s investment strategy, capital formation, and legal operations, where he brings a unique blend of legal acumen, entrepreneurial vision, and strategic leadership. Before founding Pearl River, Mason served as a partner at McGuireWoods LLP and as counsel at Haynes Boone LLP, where he represented clients in complex commercial real estate, private equity and debt financing, and renewable energy transactions nationwide. Mason holds a J.D. from Tulane University Law School and has been recognized as a Texas Super Lawyers Rising Star.

Nealy Mraz

Chief Financial Officer

Nealy is integral to the planning and execution of Pearl River's investment strategy through her oversight of financing, asset management, accounting, and tax compliance. She brings over 12 years of real estate finance and accounting expertise, having developed her career at Midway, where she assumed increasing responsibility on the financial operations team, rising to Controller following the company’s merger with Parkway. Nealy graduated from Texas A&M University with a Bachelor of Business Administration in Finance. She sits on the Advisory Board for Casa de Esperanza, serving on their Finance Committee. Outside of work, Nealy enjoys spending time with her husband and two young children.

Steve Pierce

Development Partner

Steve is a Houston-based developer we partner with on select ground-up projects. He has 35 years of experience in commercial development and residential master-planned communities across the nation. Steve previously served as VP of Development for Midway with responsibilities including the acquisition and development of large commercial and residential projects. Steve has developed more than 10,000 acres of single-family master-planned communities; 3 million square feet of commercial office and mixed-use projects; and 1,700 multi-family units. Steve holds an MBA and a BS in Civil Engineering from Tulane University.
