Spencer Harkness

Co-Founder | Managing Principal

Spencer is responsible for leading the team in day-to-day operations as well as executing Pearl River Cos. investment strategy through the acquisition and development of commercial real estate. He has managed the development of more than 1.3 million square feet of commercial mixed-use development valued over $250 million. Spencer graduated with a Bachelor of Business Administration from Loyola University of New Orleans. Outside of the office, Spencer enjoys traveling and spending time with his wife, daughter, and extended family.


Mason Mote

Co-Founder | Managing Principal

Mason is responsible for leading the firm’s capital formation and portfolio strategies. He also provides operational oversight for all legal matters. Mason is a former partner and counsel with McGuireWoods LLP and HaynesBoone LLP, each recognized as top international law firms. His experience includes 12+ years of providing legal advice on financial transactions for acquisitions, developments, and dispositions of best-in-class commercial real estate assets (SPV and portfolio) and renewable energy projects (solar and offshore) throughout the United States. His extensive experience also includes serving as corporate general counsel, executive vice president, and managing principal for private equity commercial real estate investment firms. Mason has been recognized as a Texas SuperLawyers Rising Stars since 2017 and awarded as a top finalist for Attorney of the Year for his work as general counsel.


Steve Pierce

Development Partner

Steve is a Houston-based developer we partner with on select ground-up projects. He has 35 years of experience in commercial development and residential master-planned communities across the nation. Steve previously served as VP of Development for Midway with responsibilities including the acquisition and development of large commercial and residential projects. Steve has developed more than 10,000 acres of single-family master-planned communities; 3 million square feet of commercial office and mixed-use projects; and 1,700 multi-family units. Steve holds an MBA and a BS in Civil Engineering from Tulane University.
